A Guide to Selling

Your property is no doubt your most valuable asset so when it comes to selling it we want the best outcome for you. Some of you may have done this many times before and some of you may want a bit more help and guidance, whichever is the case this short guide below may help. Remember we are on hand every step of the way so just shout if you need us!

Step 1

Market Valuation

We will be happy to arrange a free no obligation market appraisal for you. Naturally we want to secure you the best price for your home but we also want to manage expectations. We will talk you through comparable properties in your area that have recently sold and are on the market. together we will agree what price your property should be marketed at. 

The Energy Performance Certificate (EPC)

Before marketing a property for sale, an Energy Performance Certificate (EPC) must be commissioned. You may well already have one but if not don't panic we can put you in touch with a local company that can help.

Marketing the property

When all the above is done, let us help you prepare your home for the market. We will provide you with some helpful hints to prepare your home, ready for us to pop round and photograph your property. Once we have your approval of the marketing material your property will then appear on Rightmove, Zoopla, Prime Loction and on our website. We will also where appropriate use social media, local press and telephone to raise awareness of your home with interested purchasers.

Step 2

Prepare your property for viewings

Presenting your property in its best possible condition will greatly assist us to securing the best possible price within a reasonable timeframe. Hopefully you will have already made use of our helpful hints on preparing your property but please have a think about the following


Stand at the front of your property and view it with a fresh eye. If you have a front garden or driveway, make sure the grass is cut, any rubbish or bins are removed, borders are weed free, shrubs are trimmed, and the porch is cobweb free. If the drive is not large consider parking your car elsewhere to give more of an impression of space. If it's spring or summer and you have no flowers planted, it may be worth buying and planting a few to provide a splash of colour.


If you are moving, it would not make sense to spend too much money on improving your property just to sell. Better to save it for your new home. It would however be sensible to carry out any small repairs that may be required, to give the impression that the property has been well maintained. If you had planned to decorate any rooms, choose a light and neutral colour, which would appeal to a wider range of purchasers.

For viewings, all rooms should of course be tidy, clean and uncluttered, but bathrooms and kitchens should be spotlessly clean. A spray of scent or a fragrance in the rooms before viewing is always a nice touch. We will always try to give post-viewing feedback. Remember we are working as a team to try and sell your property as quickly and as cost effectively as possible. When providing feedback our intention is to be as constructive as possible.

Instructing a solicitor

If you haven't already thought about instructing a solicitor you will need too t this stage. Please visit our Conveyancing page on this site for some helpful guidance on how to do this.

The legal stuff

We will get the ball rolling by preparing a memorandum of sale, and send it to all parties concerned. Upon receipt your solicitor will prepare a draft contract and send it to the purchasers solicitor. Preliminary enquires will be made, and searches conducted. During this processes we will keep in regular contact with all parties, ensuring that any queries are ironed out. We will keep you well informed make sure we keep the wheels turning towards a smooth completion.

Exchange of Contracts

Once the legal preliminaries are completed and paperwork, finance offers etc. are all in place your solicitor will agree with you to exchange contracts of sale. At this point a deposit is paid by the purchaser and the sale is binding on both parties.  A date for completion will also be agreed 

Completion of sale

Completion takes place on the agreed date and when the balance of the purchase price is received, and ownership of the property is transferred. Keys will be handed in to our office, and then passed on the happy purchaser.
